Practical applications of this week's market evidence for luxury buyers and sellers in South Denver — not measured findings, practical applications. Buyer brief: "A Price Cut Isn't a Bargain" (use Denver's elevated reduction rate to show a $1.5M buyer must compare revised price with recent comps, condition, and alternatives), "More Choices. Better Terms?" (compare price, repairs, closing credits, and timing across three competing South Denver homes — rising inventory supports investigating leverage, does not guarantee concessions), "Your Budget Changed" (financed luxury buyers should update lender quotes before offering, especially comparing resale with builder financing incentives). Seller brief: "Room to Negotiate?" (challenge adding negotiating room to asking price; use Redfin's Denver finding to discuss accurate positioning from launch), "Who's Your Competition?" (walk through a $1M-$3M seller's competing resale homes and builder alternatives — condition, location, total buyer cost, terms), "Protect Your Net" (compare a price adjustment with a targeted concession using actual buyer needs and lender pricing). Close with: review each listing's current alternatives and financing context before recommending an adjustment — this week's research supports that review, it does not support a blanket price cut across South Denver luxury homes.
